The property features four air-conditioned bedrooms meticulously laid out to prioritize sweeping ocean views and comfort.

• Bedroom 1 (Master Penthouse Suite – Entire Top Floor): A magnificent, private oasis featuring a King-size Sleep Number bed and a large sitting area. It boasts elevated panoramic views of the Pacific and Los Arcos. This level features two private oceanview terraces, an outdoor Jacuzzi, an en-suite marble bathroom, and an adjoining tropical palapa lounge with a hammock, wet bar, and secluded dining area.

• Bedroom 2 (Middle Floor Master Suite): Features a flexible King-size bed (which can convert into two Twin beds) and opens to a private oceanfront terrace. It includes an en-suite bathroom showcasing an open-ceiling rock shower.

• Bedroom 3 (Middle Floor Family Room): Outfitted with a King-size bed plus two Twin trundle beds (ideal for children). It features a dedicated reading nook and wide windows capturing coastal vistas. This room shares a bathroom with Bedroom 4.

• Bedroom 4 (Middle Floor Ocean Guestroom): Features a Queen-size Sleep Number bed. Large glass windows offer full, unobstructed views facing the Los Arcos rock formations. This room shares a bathroom with Bedroom 3.

Your reservation is fully hosted Monday through Saturday by an elite property team:

• Private Cook: Handles grocery shopping and prepares two full gourmet meals daily plus traditional snacks (groceries are billed separately at cost, averaging roughly $30/day per guest).

• English-Speaking Houseman: Manages heavy hosting, mixes signature margaritas, and coordinates beach or excursion activities.

• Housekeeper & Gardener: Provides daily cleaning, fresh linens, and pristine pool maintenance.

Private Events & Gatherings

Villa Las Peñas accommodates small, intimate celebrations, corporate retreats, and destination weddings.

• Capacity & Planning: Social events are generally capped around 25 guests to protect the intimate infrastructure of the home. Events must be strictly registered and organized through the house manager or an approved coordinator.

• Event Fee: Like most private luxury properties in the region, a standard event fee (typically equivalent to one additional night’s rental) is required for hosting non-registered outside guests on the premises.
